
A new report has revealed that the number of rental households in Lagos has remained unchanged at 1.38 million between 2016 and 2025, even though the city’s population grew by about 3 million within the same period.
The State of Lagos Housing Market Vol. 3 Report showed that Lagos households increased from 5.25 million in 2016 to 6 million in 2025, yet the share of renters fell from 83% to 77%.
Analysts say this points to growing affordability problems, as many families are now pushed into informal housing or overcrowded apartments.
While housing supply improved from 1.42 million to 2.58 million units in the last nine years, the overall deficit still widened to 3.4 million units.
Experts warn that Lagos needs at least 227,000 new homes every year to meet rising demand.
Meanwhile, house rents have soared by over 100% in just four years, far outpacing household incomes.
